My STORY

Over the past 30 years, I’ve built a career grounded in a diverse range of real estate roles. My journey spans roles as an attorney, real estate broker, appraiser, mortgage broker, property manager, and most importantly, an owner and operator of investment properties. This breadth of experience has provided me with a 360-degree view of the real estate landscape, allowing me to see opportunities others may overlook. My most memorable deal was purchasing a piece of undervalued land, which I was able to flip for more than double its purchase price within a year. This experience was a textbook example of the power of market knowledge, timing, and a sharp eye for undervalued assets.

My career has seen highs and lows, including the Great Recession, where I lost two successful businesses—a mortgage brokerage and a real estate school—due to market and regulatory changes. These setbacks, while painful, have been invaluable learning experiences. They taught me the importance of never overleveraging investments and ensuring a positive cash flow and resilient portfolio.

My WHY

My passion for real estate is rooted in the belief that sound investments provide security and long-term growth. I’ve lived through multiple recessions, which has reinforced my dedication to safe, cash-flowing investments. My STRATEGY

My strategy revolves around finding undervalued or mismanaged properties, primarily in multifamily and commercial spaces, where I can add significant value. I target assets that offer strong value-add opportunities—whether that’s through renovations, improved management, or uncovering untapped revenue streams, such as charging for amenities like parking or pet fees. One prime example was an apartment building that was underperforming due to deferred maintenance and poor management. Through targeted improvements and smart management changes, I increased cash flow by 20%. My experience with various types of real estate allows me to tailor strategies for a variety of asset classes, ensuring that I maximize returns while minimizing risk.

My MARKET

I only invest in markets I know intimately, starting with the one I live in—a region marked by population growth, strong employment, and steady property appreciation. The local economy is bolstered by agriculture, two hospitals, two universities, and a young, educated population, all of which provide a solid foundation for long-term growth. Housing demand exceeds supply, ensuring upward pressure on rents and property values. With office and retail vacancies low compared to national trends, I can confidently invest knowing this market is stable, even amid economic fluctuations. If I ever venture into a new market, it must meet these same criteria—strong growth potential, a diverse economy, and a limited supply of housing or commercial properties.
